Las Vegas is a prosperous and vital city. Population growth is amongst the highest in the nation. Population is expected to double between the years 2006 & 2016 to nearly 3 million people. It would be no surprise to hear of the unprecedented growth of the number of Las Vegas houses built each year and the increase of home prices. Since the settlement of Las Vegas the city has always had a thriving housing development. When viewing the homes of Las Vegas you could potentially see a century of style from one local to another throughout the valley.

Age of Homes in Las Vegas

With the growth of Las Vegas over the past 10-15yrs there has been a great demand for homes. Nearly 2/3 of all of Las Vegas homes are 20yrs old or newer as of ’07. Nearly 1/3 of all homes in Las Vegas are 5yrs old or newer. This stands as a testament of the enormous amount of growth Las Vegas has undergone. Ten’s of thousands of homes are sold each year in Las Vegas.

Las Vegas Home Styles

The current style of homes that you would most likely find are the ones that were most popular in the 1980’s through today commonly known as the Spanish or Mediterranean. This is a feel that has caught on and seems to be the style of choice. As you drive the streets of Las Vegas you will undoubtedly notice the consistent exterior of Stucco. Las Vegas homes have gone through the changes from the 50’ & 60’s ranch style homes and the 70’s contemporary to the current Spanish or Mediterranean styles. Due to the lack of land available Las Vegas homes are trending higher and higher. You won’t be surprised to see not only two story homes but also three story homes with elevators. It is rare and more expensive for the new ranch style layouts.

The Location of Las Vegas Homes

Las Vegas residences seem to follow trends when it comes to buying their next home. Las Vegas homes first started being built directly around the Las Vegas Strip and more so towards the east side of the valley. Once the development of the Summerlin master planned community started on the extreme west side of the valley so did the migration of homeowners and other new communities. During the same time Henderson and Green Valley also appealed to a great many people and expanded rapidly. Henderson and Green Valley are located directly south east of Las Vegas. In the early 2000’s large amounts of developments went up in the Northwest Las Vegas, which sent home prices soaring. The newest “big” master planned community Mountains Edge is located in the Southwest and is drawing large crowds. Now that homes in Las Vegas are mostly built out to capacity we are going to see a lot more redevelopment in the older original parts of the valley.

The Price of Las Vegas Homes

Several years ago prices for Las Vegas homes consistently appreciated at 5-10% a year. Because of the consistent growth in the Valley Las Vegas has been one of the top real estate markets in the nation. In early 2000’s Las Vegas experienced an unprecedented boost in home appreciation, which put it on top of the nations rankings for a period of time. This was mainly due to the lack of new home building, growth, and under value. Even with the sky rocketing appreciation of past Las Vegas home prices are still some of the lowest in the nation for major cities. Forecasts show continual growth and appreciation in the future due to the strong economy and business growth.

What to Expect in a Las Vegas Home

The Las Vegas market has been one of the greatest markets to invest in over recent years. Many homeowners have been well pleased by the return on their investment in the Las Vegas Valley. Much of this appreciation can be attributed to the booming gaming industry, which provides a great deal of jobs for individuals who live out of state. With as many as 5000 people a month moving into Las Vegas along with the growing population of investors Las Vegas has proven its worth to its homeowners.

Las Vegas has a unique feel to its neighborhoods that are not always common in other states. With the growing population and the limited land available for developing, homebuilders have become creative in their design of subdivisions and home design so to be able to provide for the immense growth. Though it is still possible to buy a ranch style home (single story home) it is more common to find two story or split level homes especially with newer homes within the last 5 – 10 years. This may surprise some out of state homebuyers who are accustomed to seeing a majority of ranch style homes or even homes with basements, which also is a rare commodity here in the valley.

The common size of a yard, in many of the newer home tracts, is less than a ¼ acre. Don’t worry, Las Vegas has many homes that suite the families that need room for the kids and the animals, cats to horses. If you like to travel and you have an R.V., there is a great selection of homes that come equip with R.V. hookups and parking for your convenience.
