Preparing a Las Vegas Home for Sale
There are important steps that must take place before you sell your Las Vegas home. There is a good chance that if you have ever sold your home before or are thinking of doing so you will remember these key home selling concepts.
- Not Prepared - Do you have your plan of escape? For instance, do you know what all of the cost are going to be to move from this Las Vegas house to your next (movers, moving truck, gas, etc...) You need to make sure that the timing of the sale of the house you are in now syncs with the purchase of your new home. Are the closing dates going to match appropriately.
It is very important to pay attention to what is happening in the market and to listen to the advice of your real estate agent when it comes to the pricing and the timing for selling your home. If the market is declining and the house prices are dropping don't try to list your home at the top of the price scale or even in the middle. You could loose thousands of dollars by tying to hold out. Let the Market tell you what your house is worth not the other way around. If the market is climbing it may call for you to buy another home before selling yours. You Don't want the prices to continue rising on the home you are about to purchase and you Do want to let you home value increase. Again, take into serious consideration the counsel of your Las Vegas Realtor®.
- Disclose, Disclose, Disclose - Covering up problems will not fix them. Las Vegas has some very strict rules about not disclosing certain problems that are either current or past. Disclosing such material facts as leaks (water, gas, any...), flood zoned homes, whether your home has Lead Based Paint, and on and on. Consult your Las Vegas real estate agent for a list of necessary property disclosures. Failing to disclose known material facts can and will probably turn into a law suite against you and Nevada has very stiff penalties for non-disclosure in a real estate transaction.
- Mr. Handy Man - Before you get the next urge to do a little or a lot of home improvement, take a second to read this next part. All to often we see homes that don't conform to the Las Vegas neighborhood that they are in. This occurs with add-ons, upgrades, and other improvements that make the home stick-out awkwardly instead of being a nice addition to the neighborhood. Another aspect to keep in mind is that you will not always recoup the money spent to make the adjustments.
- Hey Buyer, Buyer, Buyer - Pricing is extremely crucial in the sale of a Las Vegas home. It is about 80% of the determining factor. As mentioned above, don't assume to tell the market what your house is worth. Las Vegas has had an interesting turn of events for the past several years. Pay attention and watch what is going on in the market in your neighborhood, this will give you a good start to understanding the direction of the market. It is not a good idea to base the price of the home off of what you want to net. This will leave you with a great deal of disappointment in most cases. We would all like to net the most possible but, don't set yourself up for failure and lost net proceeds by over pricing.
- I Won't Get Emotional - If you have been involved with what we have just talked about in the article above then you are probably going to be guilty of this as well. Don't get emotional! I know that this is easier said that done. We have all put a lot of time, effort, and money into our homes not to mention all of the wonderful and very valuable memories that we have created there. We need to look at our homes as an investment and an asset. Therefore we should price it, market it, and prepare it as such. There are plenty of homes here in Las Vegas that you can put your time, money, and efforts into. Las Vegas is also a great place to create memories.
- The Order of Importance - Here is what is most important to a Las Vegas buyer in order of 1-4:
1.Price - Like I said, 80% of the decision. The right price can help a lot of people get over what fault they may possibly find with your home.
2.Location - This is almost always number two on the list. There is very little you can do to persuade people to buy your home if they are not interested in that area.
3.Condition - Unless someone is looking to make a steal most people are looking for a home that has been nicely taken care of and in good condition.
4.Terms - No matter what condition your house is or is not in the terms of the agreement carry significant weight.
- Idol Time - Talk to your Las Vegas Realtor® about the appropriate time to put your home on the market. Your real estate agent should recommend that all improvements be done before putting your home up for sale. Homeowners have a tendency to wait till the last minute to make the necessary improvements. Don't let yourself get pushed up to a deadline. Houses in Las Vegas usually get their greatest exposure in the first two weeks of being on the market. It can cost you far beyond the cost of the repairs that have to be made anyway by not having them done before you put it up for sale. It's tough for a buyer to picture their furniture in the living room when there is an air compressor sitting in the middle of it. Remember... First Impression.
