Buying a Las Vegas Home can be very gratifying for anyone looking to make this oasis their home. To ensure a smooth home buying process it is important to work with Las Vegas Realtors who know and understand your situation and needs. Not only do your real estate agents need to understand your needs they also should have a clear understanding of the Las Vegas market and the homes that are available. How The Hildreth Barnhill Team Operates
To provide the outstanding service and advice you deserve, we have three very important departments:
Customer Care - Responsible for customer service. You will hear from them on a frequent basis. There is one Customer Care Agent who will act as your personal representative to our Team. They have great resources to assist you in the purchase of your Las Vegas home.
Sales - Responsible for assisting buyers and negotiating contracts on their behalf. Our agents are specialists in the art of negotiation and understanding the local Las Vegas market conditions. You will have one Buyer's Specialists to assist you during your home purchase.
Operations - Responsible for crossing all the T's & dotting the I's. You may hear from someone in this department after you have an accepted offer to purchase. These agents are known as Transaction Coordinators (TC) (Handle the paperwork) and Service Coordinators (SC) (Attend walk-thru & inspections, handle repairs, and assist as needed) and are specialists at their duties. With them you can rest assured nothing will come up missing. There will be a Service and a Transaction Coordinator working on your next Las Vegas home purchase.
The Truth About Las Vegas New home Developments
Agents at new home tracts work for the builder. They represent the builder and have a fiduciary responsibility to honor the builder's best interest, not yours. They work to get the builder the best deal. Without representation by your own Las Vegas Real Agent who has YOUR best interest in mind and has a fiduciary duty to YOU, you may find yourself in a potentially frustrating situation. Be sure your Las Vegas Real Estate Agent is with you on your first visit to a New Home Tract.
Las Vegas Open Houses
Very seldom do homes ever sell because of an Open House. Las Vegas Realtors often hold open houses to attract new clients who are actively shopping for a home. If you feel the necessity to see an open house without your real estate agent, make sure you carry a handful of their business cards with you and give them to the agents holding the open houses. This is a courtesy to let them know you are working with a great Las Vegas Realtor already.
Remember that we have access to all of the homes in Las Vegas that are currently listed for sale. The chances of you finding a home outside of the search that your Agent has already done for you is so small that usually it is not worth the time spent. Please take advantage of the resources we already have available to you, it will save you a great deal of time.
The Protection of a Buyers Brokerage Agreement
A Buyer Brokerage Agreement is used to protect our Client to Agent relationship. It signifies a commitment between you the Buyer and Us, your Las Vegas Realtors. By complying with this essential agreement you will be protecting our Agent/Client relationship in all circumstances that may come up. We make a commitment to all of our clients to give them as much attention as thy need; the way we are able to keep our commitment is to ensure that all of our clients are equally committed to us. All buyers are asked to sign a Buyer Brokerage Agreement.
1st Things 1st - Lending
Before we can help you get started in the Las Vegas home buying process you must speak with a mortgage lender (Unless you are paying CASH.) This is essential in helping you understand what type of home you can afford. You may find yourself in a disappointing situation if you don't take this very important first step.
When seeking financing it is imperative that you provide the lender with ALL the information they ask for as QUICKLY as possible. Having solid financing is extremely important for your next Las Vegas home purchase.
