Selling a Las Vegas Home with The Hildreth Barnhill Team
Sellling a Las Vegas Home can be very gratifying for anyone desiring either move to a larger home or downsize to something a little more manageable. To ensure a smooth home selling process it is important to work with Las Vegas Realtors who know and understand your situation and needs. Not only do your real estate agents need to understand your needs they also should have a clear understanding of the Las Vegas market and the homes that are available. The Hildreth Barnhill Team prides themselves in all of these aspects and our clients have responded favorably. The Hildreth Barnhill Team is organized, educated, responsive, professional, and caring. We look forward to representing you in the sale of one of the finest homes in Las Vegas.
How The Hildreth Barnhill Team Operates
To provide the outstanding service and advice you deserve we have three very important departments:
- Customer Care - Responsible for customer service. You will hear from them on a frequent basis. There is one Customer Care Agent who acts as your personal representative for our company. They have great resources to assist you in the sale of your home.
- Sales - Responsible for assisting Las Vegas Sellers and negotiating contracts on their behalf. Our agents are specialists in the art of negotiation and understanding the local market conditions. You will have one Listing Specialist to assist you on the sale of your Las Vegas home.
- Operations - Responsible for crossing all the T's & dotting the I's. You will hear from someone in this department soon after your home is on the market. These agents are known as Transaction Coordinators (TC) (Handle the paperwork) and Service Coordinators (TC) (Attend walk-thru & inspections, handle repairs, fill flyers, take pictures and measurements) and are specialists at their duties. With them you can rest assured nothing will come up missing. There will be a Service and a Transaction Coordinator working on the sale of your home.
The Reality of Selling Your Home
Hopefully you will select us for our skill in marketing your house and then negotiating for you the highest price when an offer comes in.
Remember: Price of a home is relative to its Location, Condition, & Terms of purchase.
It is important to understand that the current market condition is what we use to determine how much your home is worth and how quickly your home may sell. Your home will be in front of potentially thousands of people each day when working with The Hildreth Barnhill Team. Please note that we can make no guarantees on how much or how quickly your home will sell for, however we do guarantee the level of service we provide. It is our pleasure to represent you in the sale of your house and we promise to help you get the best price possible.
Getting into the Buyer's mind
Buyers generally make an offer based on what the current market conditions says it is worth. We will encourage you to be competitive with the "market". Unfortunately homebuyers don't purchase homes with the seller's equity in mind, remember that they are generally going to make an offer according to the local area comps. It is irrelevant to the buyer whether you will make $200,000.00 or $2,000.00 off the sale of this house. Remember that the sale of a house is a negotiation. Our job is to make sure you get the best-negotiated price for your house.
Making your House appeal to the Masses
We love what you have done with your house unfortunately buyers may not. It is important that you take down as many pictures and nick-knacks as you can. It is best to have your house as simple as possible, just the necessities. You will want the buyers to be able to come to your house and picture themselves living there. We understand that you may still need to live in your house but a good question to ask yourself is, "Do I like living in it enough that I don't get it sold?" We have sold hundreds of Las Vegas houses and are very confident in the advice we offer you.
A Few Tips
- Eliminate any odors from your Las Vegas home, particularly animal & smoke smells.
- Popcorn, coffee, homemade bread, and candles can help cover up many smells. We suggest using an Odor Eliminating machine (you can rent one for around $50).
- Visit some new model homes and gather decorating ideas. This will help you better stage your own home. Notice that they are not cluttered but simple. Consider having a professional stage your home. Notice that all new home tracts have their models staged.
- Make your home available to be viewed. If a buyer wants to see your home you need to make it as easy as possible for them to see. There are a lot of homes for buyers to see and we don't want them passing over yours due to difficult viewing restrictions.
